Louisiana Boardwalk Continues to Have Steady Growth

BOSSIER CITY, LA (March 11, 2009) – As the economy struggles throughout the United States, the Louisiana Boardwalk, the state’s largest outlet shopping and dining destination, continues to exceed expectations. Robust holiday sales resulted in a strong year end performance and the momentum has continued into 2009.

Holiday 2008 sales were up approximately 9% over 2007 with anchors Bass Pro Shops and Regal Cinemas combining for an average increase of 20%. Other stores with significant increases included: Banana Republic, Nike, Chico’s, Guess, Haggar, rue 21, Papaya, Auntie Anne’s Pretzels. Build-a-Bear, Fossil, Maidenform, Sunglass Station, IHOP, Hooters, Sushiko, Easy Spirit, Nine West and Rack Room Shoes.

Total 2008 store sales were up nearly 5% over 2007 with several tenants having their best sales performances in the past three years including; Regal Cinemas, Nike, Banana Republic, Auntie Anne’s Pretzels, Bath & Body Works, Carters, Chico’s, Children’s Place, Chocolate Crocodile, Fossil, Guess, OshKosh, Papaya and rue 21.

"We are thrilled with our year-end numbers and the feedback we received from our tenants," stated Ray Tromba, Property Manager of the Louisiana Boardwalk. "We anticipate our sales to continue to be strong throughout 2009 as evidenced by our January numbers."

January 2009 reported sales were up approximately 10% over 2008 with stores like Bass Pro Shops, Nike, Regal Cinemas, Banana Republic, Bath & Body Works, Carters, Children’s Place, Chocolate Crocodile, Dress Barn, Fossil, Kitchen Collection, Sunglass Station, Maidenform, O’Brien’s, OshKosh, and restaurants including; Fuddruckers, Cheesecake Bistro, Hooters, IHOP, Saltgrass Steakhouse, Sushiko, experiencing their highest January sales since their respective openings. In all, three quarters of the Boardwalk’s tenant mix had stronger January 2009 sales over 2008.

In addition, two stores, rue 21 and Pretty Cosmetics, are expanding their presence at the Boardwalk. rue 21 will be moving to a 6,500 sq, ft space in early summer and Pretty Cosmetics is expanding an additional 1,000 sq. ft. for a total of 3,000 sq. ft.

Construction is also well underway for the new 92,230 sq. ft., 140-room Courtyard by Marriott anticipated to open fourth quarter of 2009. The hotel is located on the south side of the Louisiana Boardwalk with direct access off Traffic Street.

"It is no secret that there are challenges in the retail industry nationwide, but with all the activity at the Boardwalk and growth in the Bossier City/Shreveport market, we continue to have a very positive story to tell," stated Tromba.

The 550,000 sq. ft., Louisiana Boardwalk, features nearly 60 shops and restaurants and is anchored by Bass Pro Outdoor World and Regal Cinema’s 14. The Louisiana Boardwalk is a development of O&S Holdings, LLC. The Beverly Hills based firm owns several properties in the United States including the 550,000 sq. ft. Bridge Street Town Centre featuring a 14-screen Monaco Pictures, 210-room Westin Huntsville Hotel with 74 luxury residences occupying three of the top 6 floors, a 10-acre lake that features gondola and pedal boat rides and a majestic full-sized carousel.

What you get by reaching your destination isn't nearly as important as what you become by reaching your goals - what you will become is the winner you were born to be!

Real success comes in small portions day by day. You need to take pleasure in life's daily little treasures. It is the most important thing in measuring success.

Success is not the key to happiness. Happiness is the key to success. If you love what you are doing, you will be successful.

Positive thinking won't let you do anything but it will let you do everything better than negative thinking will.
